However, we do not offer relocation services for renters who would like us to select rental properties not offered by us. Yolk Home Rental has a simple application process. You can fill in the application form under Tenant Menu on our website once you have decided to apply. We do not require your SIN number to fill out the form. Once we have received your application, we will review it in 1 to 3 business days. If your application has been approved, we will notify you that a lease should be signed and the deposit(s) amount be paid. We may advertise an upcoming vacancy. To minimize the inconvenience of the current tenants, we will try to show the suite only once a week. You can contact us for the upcoming viewing time, however, we do not take reservations without going through the normal application procedures. Yes. Yolk Home Rental requires you to insure your personal belongings at the rental unit. While the owner has property insurance, the landlords are not responsible for your personal items. It is relatively inexpensive, and we can refer you to an insurance broker if you cannot find one. Rental inspections from Yolk Home Rental are conducted by the property manager or retire police officers at on a yearly or quarterly basis depending on the owner’s requirement. This is to ensure that no violations of the tenancy agreement have taken place and that the property is in good shape. We will notify you in advance before the inspection takes place. The easiest way to pay rent every month on time is to set up Pre-Authorized Debit payment, which allows us to withdraw money directly from your bank with your prior approval. We also accept post-dated cheques, bank draft or money order, and cash. We do not charge you anything for setting up your Pre-Authorized Debit payment. Many of Yolk Home Rental managed properties allow pets. Sometimes only a certain type of pets is allowed, please read the details on the ad as they differ from property to property. If allowed, a half-month pet deposit is required in addition to the security deposit. If you are allowed to have pet(s) after moved in, you must pay the pet deposit within 30 days. The security deposit is half-month rent. This allows the Landlord to apply to keep all or part of it in covering any beyond normal wear and tear damage that the tenant has made. Tenants must pay deposits within 30 days of entering into the residential tenancy agreement.

The pet deposit, if applicable, is another half-month rent. This allows the landlord to apply to keep all or part of it in covering any damage that the pet(s) has made. Tenants must pay deposits within 30 days when it is required at the beginning of the tenancy or during the tenancy.

Your deposit(s) are kept either by us in our trust account or by the owner. The deposit(s) will be paid back to the tenant at the end of the tenancy provided no money is owed to the landlord, there is no damage to the property and the property is returned in good repair (including cleaning). However, we may keep all or part of the deposit(s) if there are damages beyond normal wear and tear found in the property upon move out inspection in order to cover the expenses for the repair or cleaning. In addition, we may ask for additional payment if the cost for the repair of damages is more than the security deposit. The tenant on the lease must be living in the rental unit. In this case, your roommate or replacement tenant has to go through the application process and we may or may not approve the application. You can choose to use our Tenant Procurement service. However, you are still responsible for the owner’s cost of finding a new tenant and for the rent of the remaining time of the tenancy before a replacement has been found. You will be provided with key(s) to your unit at the commencement of your tenancy and it is your responsibility to keep it safe. Please notify us if you have lost your key or need a locksmith. If you have lost your key(s) or garage opener, at your cost, we can make another set for you using our spare if we have it. If we do not have spare for the item, you are responsible to pay the locksmith directly. If a fob is lost, you should contact the building manager and pay them directly for a replacement fob. If you are locked out, you will have to pay a fee for our unlocking service. You cannot borrow keys from us.
